Our residential tune-up program puts a technician on your door once a year to inspect, adjust, lubricate and replace wearing parts before they strand you. Doors used several times a day should be serviced every six months.

How do I know if my garage door spring is broken?
Usually you hear it — a loud bang from the garage, often while nobody's near the door. After that, look for:
- A visible gap in the coil above the door
- The door won't open, or only rises a few inches and stops
- The opener strains, hums, or reverses immediately
- The door feels extremely heavy when lifted by hand
- The door looks crooked or the top section is bending
- Cables hanging loose or off the drums
Don't keep running the opener — you'll damage the gears. Call for service.
How often should a garage door be serviced?
Once a year for a typical household. Every six months if the door is your main entrance and cycles several times a day, or if it's a commercial door on a busy dock. Annual service catches worn rollers, loose hardware and fatigued springs while they're still cheap fixes.
What are the most common garage door problems?
